Can I conduct an Austin MLS search online?

You will find web sites such as www.AustinHomeListings.com that allow you to search for home listings in Austin. However, when you find a site online that states “Austin MLS Search”, “Austin MLS Home Search”, or “Search the MLS” for the Austin area, the supporting real estate brokerage is misleading the public as well as breaking the ACTRIS Rules and Regulations.

ACTRIS, the Austin/Central Texas Realty Information Service that owns the MLS compilation for the Austin area, clearly prohibits public facing web sites from claiming to search the actual Austin MLS system.

While many public facing web sites do receive data feeds from ACTRIS, this data may not include every available active listing in the Austin MLS, and it definitely does not include all the data available to an ACTRIS user. This is critical to the privacy and security of individuals listing properties, since some data is confidential, such as property access information.

So, the answer is no, you cannot conduct an Austin MLS search online unless you are an ACTRIS user.

As a member of the general public, you can, however, visit web sites like AustinHomeListings.com that allow you to search for properties that property owners and listing agents have agreed to make available to public facing web sites. At AustinHomeListings.com, you can search for such properties by interactive map, neighborhood, listing number, address, and more. You can even use the site to receive email alerts when new listings meet your search criteria.
